Roof painting — A fresh look and protection for your roof

Roof painting is one of the most effective ways to improve the appearance of a house and protect the roofing material from weather exposure. A new coat of paint protects metal from corrosion and concrete tiles from moisture absorption. A well-painted roof reflects the sun's UV radiation more effectively, which reduces attic heating in summer and extends the lifespan of the roofing material.

A painted roof is also a property value-enhancing investment. A clean-looking roof makes the entire house look presentable and increases interest in a potential sale situation. Roof painting costs a fraction of roof replacement, but its impact on the roof's durability is significant — a well-painted metal or tile roof will last for decades again.

Metal roofing is Finland's most common roofing material, and it typically needs repainting every 15–25 years. Metal roof painting always starts with thorough washing and rust removal. Loose old paint and rust are removed by wire brushing or sandblasting, after which the cleaned surface is primed with anti-corrosion primer.

As the finish coat, we use high-quality acrylic or polyurethane-based roof paints that withstand Finland's demanding weather conditions. The paint is applied by spray painting to ensure an even finish. When painting a metal roof, it is important to follow the paint manufacturer's instructions regarding drying times and coat thicknesses. A professionally painted metal roof lasts 15–20 years before the next repainting is needed.

Concrete roof tiles lose their surface colour over time and begin to absorb moisture, which makes them susceptible to frost damage. Tile roof painting restores the protective coating of the roof tiles and gives the roof a tidy appearance. Before painting, the roof is thoroughly washed and damaged tiles are replaced with new ones.

Special roof tile paints are used for tile roof painting. These penetrate the pores of the concrete and form a flexible, breathable film. The paint is usually applied in two coats by sprayer or roller. A well-painted tile roof lasts 10–15 years and effectively protects the tiles from moisture and UV radiation. The colour range is wide, so you can update the look of your roof at the same time.

The price of roof painting is determined by the roof area, material, condition and chosen paint type. A typical detached house metal roof painting costs 1,500–4,000 euros, while tile roof painting is slightly more expensive, around 2,000–5,000 euros. The price usually includes washing, pre-treatment, primer and finish coat application, and final clean-up.

Costs are also affected by roof slope, height and any additional work such as rust repairs or tile replacements. We always provide a fixed-price quote based on a free condition inspection. Roof painting is best carried out during summer months, when the temperature is +10–25 degrees Celsius and rainfall is minimal. The paint requires drying time, so at least 2–3 consecutive dry days are needed. The best time for roof painting is from May to September. Morning dew must dry before painting begins, and in the evening the paint must have time to dry before moisture condenses.

Signs that the roof needs painting include colour fading, rust spots on a metal roof, moss growth and roughening of tile surfaces. If the surface shows flaking or paint peeling, painting is due. Do not wait too long — the earlier you paint, the less pre-treatment work is needed and the more affordable the job will be.
