Facade washing — Professional facade cleaning

Over the years, dirt, dust, pollen, algae and other biological growths accumulate on the facade. A dirty facade is not just an aesthetic problem — moisture-binding growths and dirt weaken the protective properties of the facade material and can cause premature surface wear. Regular facade washing maintains the building's appearance and protects the structures.

A clean facade increases the property's value and makes the home more inviting. Especially before painting or coating the facade, washing is an essential pre-treatment step. Professional facade washing is a quick and affordable way to significantly improve the overall appearance of the entire property. We wash all facade materials: wood, render, brick, concrete and metal.

We select the facade washing method based on the material and degree of soiling. Soft wash is excellent for wooden facades and rendered surfaces, where excessive pressure could damage the material. Soft washing uses a biodegradable cleaning agent that dissolves dirt and kills algae and mould down to the roots.

We use pressure washing on durable materials such as brick and concrete. The pressure is always adjusted to suit the material. We use hot water specifically for removing greasy dirt and stubborn stains. In some cases, we combine methods to achieve the best result. All our cleaning agents are environmentally friendly and safe for vegetation.

Wooden facade is Finland's most common facade material, and its washing requires moderate pressure to avoid damaging the wood. Algae and mould on the wood surface are first removed chemically, after which the surface is rinsed with low pressure. Rendered facades are similarly washed with care, as high pressure can dislodge the render.

Brick and concrete facades can withstand higher pressure, but professional selection of the washing method is still important. Sand-lime brick is sensitive to acidity, so the choice of cleaning agents is critical. For metal facades, we use special cleaning agents as needed that remove oxidation and restore the surface shine. There is a suitable washing method and cleaning agent for every material.

The price of facade washing depends on the size of the house, facade material, degree of soiling and washing method. A typical detached house facade wash costs 500–1,500 euros. Smaller jobs, such as a row house end wall, can be less expensive. Large apartment building projects are priced separately per square metre.

The price usually includes pre-treatment, washing, rinsing and protection of the surroundings. Additional costs may arise from particularly high or hard-to-reach surfaces that require a personnel lift or scaffolding. We always provide a fixed-price quote based on an on-site inspection. Facade washing works best from spring to autumn, when the temperature is above freezing. Spring is a popular time, as the traces of winter are clearly visible on the facade. Autumn washing, in turn, prepares the facade for winter. Cleaning agents work best in warm weather, so midsummer is an ideal time, especially for removing algae and mould.

If the facade is to be painted or coated, washing should be done 2–4 weeks before painting so the surface has time to dry properly.
