Boiler Maintenance — Boiler Cleaning and Adjustment

Regular boiler maintenance is essential for the efficient and safe operation of the system. An unmaintained boiler accumulates soot and ash on the heat transfer surfaces, which significantly reduces efficiency. Just a few millimetres of soot can lower boiler efficiency by 5-10 percent, which directly results in increased fuel costs.

Neglecting maintenance can also lead to safety risks: burner malfunctions, flue gas leaks, and corrosion damage are typical problems in unmaintained boilers. Regular maintenance extends the boiler lifespan and ensures that it meets environmental regulations.

Comprehensive boiler maintenance includes cleaning the firebox and flue gas channels of soot and ash, burner inspection and adjustment, flue gas temperature measurement, and a safety equipment function check. After cleaning, a flue gas analysis is performed to verify that combustion is clean and efficient.

For oil boilers, the filters, oil pipe connections, and burner nozzle are also checked. For pellet boilers, the feed auger is serviced, the burner is cleaned, and the automation system operation is verified. A written report is prepared of all findings and measurements.

An oil boiler should be serviced at least once a year, preferably before the heating season begins in autumn. A pellet boiler requires maintenance 1-2 times a year depending on usage and fuel quality. Wood chip boilers require more frequent maintenance because the fuel is wetter and produces more ash.

Burner adjustment is recommended annually in conjunction with a flue gas analysis. A statutory chimney sweep inspection applies to all solid fuel boilers. The need for boiler maintenance often becomes apparent through rising flue gas temperatures: if the flue gases are noticeably hotter than normal, the heat transfer surfaces have likely become sooted.
